Are your fire doors compliant?
Most estates teams inherit their fire doors. You take on a building with no clear record of when the doors were fitted, who fitted them, or whether they still hold.
The national picture is not reassuring. A Fire Door Inspection Scheme audit found that 76% of the doors it inspected failed. Almost a third had installation faults such as excessive gaps or faulty closers. One in six were not fire doors at all.
Under the Fire Safety (England) Regulations 2022, communal fire doors in higher buildings need quarterly checks, and the record-keeping duty sits with the Responsible Person. That is a named individual, often the estates or facilities manager, who carries the consequence if the doors fail an inspection.
A survey tells you exactly where you stand. If the doors are sound, you have the record to prove it. If they are not, you find out on your terms rather than the inspector's.
